Send the complete accepted offer
Provide the signed purchase contract and amendments to your loan team. Highlight the closing date and financing commitment deadline. If you already have a pre-approval, we’ll review how the actual property, price, and contract terms fit the financing plan.
Keep your real estate agent involved in contract questions. Financing and property decisions often run on separate timelines, and everyone needs the same current information.
Confirm your loan choice and rate-lock plan
Review the loan amount, down payment, estimated payment, and closing costs together. Ask whether your quoted rate is locked and when the lock expires. A rate lock has conditions and a deadline; ask what happens if the purchase timeline changes.
If you want me to review another lender’s quote, bring the complete Loan Estimate and your contract dates. The timing matters when considering a change in lenders.
Respond to document requests promptly
The lender will review your income, assets, employment, and other information needed for underwriting. Additional requests are normal. Send complete documents through the secure method your loan team provides, and confirm receipt if you are unsure.
Tell your loan team about changes to your employment, debts, or purchase funds. Large deposits may need documentation, so keep records of transfers and ask before moving money around.
Track the appraisal, title work, and insurance
Ask which items are underway and which still need your attention. Discuss the appraisal process with your loan team, contract questions with your agent, and homeowner’s insurance with your insurance provider. An appraisal and a home inspection serve different purposes; one does not replace the other.
Review the numbers before closing
Read the Closing Disclosure and compare it with the most recent Loan Estimate. Raise questions about the payment, fees, or cash needed at closing before signing. Confirm final payment instructions directly with your closing provider using a trusted contact method.
