1. Start with a comfortable housing budget
Think about the payment you want to carry, the cash available for a purchase, and the savings you want to keep afterward. Include taxes, insurance, any mortgage insurance, association dues, and ongoing home expenses in the conversation.
2. Discuss pre-approval before writing an offer
Tell Jonathan about your income, employment, current debts, and timeline. He’ll explain what documentation is needed for a lender review. A pre-approval is subject to the review and conditions stated by the lender; it is not a final commitment to lend.
3. Gather your information securely
- Recent income documents and details about employment or self-employment.
- Information about the funds you plan to use for the purchase.
- Your current housing situation and any home you plan to sell.
- A property listing, accepted offer, or construction plans when available.
Use the secure application and the document instructions provided for your loan. Ask before sending sensitive financial documents by ordinary email.
4. Compare the complete loan offer
Review the rate, points, lender charges, estimated closing costs, and cash needed at closing. Make sure quotes use comparable assumptions and ask about the rate-lock period. If you have another lender’s Loan Estimate, Jonathan can review it with you.
5. Bring the contract deadlines into the loan plan
After an accepted offer, provide the signed contract and amendments. Discuss the financing commitment date and closing date, then track the lender’s document requests, appraisal, and title work as the file moves forward.
6. Ask before making financial changes
During the loan process, discuss a job change, a new debt, or a large transfer of purchase funds with your loan team before making the change. The lender may need additional documentation or an updated review.
